Other than our own development activities, we also offer services to other would-be developers.

It can sometimes be a daunting task to get involved in even the smallest of developments when you not quite sure of the pitfalls.

We can offer services that will take the burden off your shoulders, at all or specific stages of events.

JMJ Developments could prepare drawings for submission to Planning and Building Control and on completion of this stage take over management of the build.

Lines of communication within JMJ are short and direct. A dedicated project manager provides clients with a single point of contact throughout every project to ensure a quality product on budget and to specification.

The Project Manager

If you are embarking on a self-build project and you have no experience in the Construction Industry, the one most important piece of advice that can be given is to employ a professional Project Manager.

A Project Managers duties:

  • Form close relationships with you, your Architect and Local Authority and maintain good building control and workmanship.
  • Supervision, builders are obviously an important part of the chain but even good tradesmen work better with supervision.
  • Programming is essencial in order to complete the works on time.
  • Financial management, employing a Project Manager, particulaly one with Quantity Surveying experience, will make sure budgeting is accurate and that the builder is only paid his entitlement.

Managing the project yourself to the degree of hiring individual trades and programming the works can make the project budget stretch further, but experience in the industry is essencial in order to know when to call in the relevant trades and properly manage a budget.

Project Planning

  • Identify issues relevant to site and project management, details are important.
  • Examine construction processes to enable ease of programming.
  • Ensure prompt attendance by trades and supervise the project.

Financial Planning:

The Project Manager will:

  • Preparing budgets and check prices.
  • Never accept a single Quotation from a single Builder or tradesman but request prices from three or more companies.
  • Always examine prices are viable, cheap isn't necessarily best.
  • Always ensure builder prices compare like with like and always provide tenderers with the same information and a full design.
  • Endevour to produce as high a quality product for on budget and on time.

Our in-house designer will ensure each completed building exactly matches the client's specification.

Externally there is a wide choice of materials, brick types and colours, and roof coverings. Internally there is the freedom to create a purpose-designed home, using space as economically as possible tailored to your budget.

The JMJ team will also work with the client's architect if required, to maximise the benefits of standardisation and construction efficiency.
